Pre-Contract Contract Administration Duties

As Contract Administrator, we support clients in the early stages by:

  • Advising on Contract Selection – Recommending the most suitable form of contract (JCT Intermediate, Prime Cost, Minor Works, etc.) based on project type and risk profile.

  • Preparing Contract Documentation – Reviewing Employer’s Requirements, specifications, and drawings to ensure contract clarity.

  • Tender Process Support – Assisting with issuing tender documents, clarifying queries, and formalising contract appointments.

  • Statutory & Legal Compliance – Coordinating statutory obligations, warranties, bonds, and insurance requirements before execution.

Construction Phase Contract Administration Duties

During construction, ONFORM administers the contract in line with its requirements, including:

  • Issuing Instructions – Preparing and issuing formal CA Instructions as required.

  • Certifying Payments – Reviewing contractor valuations, assessing work completed, and issuing Interim Payment Certificates.

  • Variation Management – Evaluating changes, pricing variations, and ensuring proper approval before instruction.

  • Extensions of Time & Delays – Reviewing and certifying contractor applications for extensions of time and loss and expense claims ensuring compliance with contract conditions.

  • Quality & Compliance Monitoring – Ensuring works meet specification, Building Regulations, and warranty provider requirements.

  • Chairing Meetings & Reporting – Leading progress meetings and providing transparent updates to the client.

  • Practical Completion & Handover – Certifying Practical Completion, managing snagging, and issuing Final Certificates.
